LEARNING THE CLEANING AND SECURITY INDUSTRY

“I started working part time as a security guard and a cleaner."

I realised that it is a very thankless job; one that’s hard to get done properly. It’s easy for managers to see the faults, but not how well everything runs most of the time. I was never asked how I was going, what mattered to me in my life as well as what shift I can work. I didn’t feel appreciated.

In 2005 Founder and Director of Clean and Secure Building Management, Jay Rao began his first company 2J Security Pty Ltd. This came out of a realisation that the security industry could really do with a better way to manage their team and their training.

And so 2J Security was born, to manage static guards and on site security. This company has now been superseded in 2017 by Paradigm Security Group Pty Ltd who offer static guards, CCTV installation, Access Control and monitoring as well as concierge under the Clean and Secure Building Management umbrella.

Not just content with security, Jay began a second company C2Q Facility Management Group in 2012, which primarily operates as subcontractors. The motto of C2Q ‘Committed to Quality’ defines every endeavour that Jay begins.

Clean and Secure Building Management was formed in 2018 to offer the entire suite of services - building management, cleaning, security, and concierge, direct to Owners Corporations, Strata Title Managers and Developers who need staff of exceptional quality.

There is no doubt that the building management industry is a tough market with razor sharp pricing. Here’s the inside story however. While you may be paying a reasonable fee per hour for your service, let’s say $40 per hour and 55 hours per week, your provider may subcontract and offer only $25 per hour and 40 hours per week to get the same quality job done. This leads to slippage in standards, unhappy tenants and high staff turnover.

Last winter, for example, one of my security guards was stuck in Campbelltown without his jacket. I drove from parramatta to Campbelltown to not only deliver the jacket and jumper but my wife added some hot soup. He said to me:
